Immensa C: A Residential Project in Thane Facing Delays and Legal Challenges
Immensa C, a residential project developed by Agile Real Estate Pvt. Ltd. and located in Thane, Maharashtra, presents a complex picture for potential buyers. Despite being advertised as an ongoing project with a revised completion date set for December 2025, the project faces significant delays and legal complications.
The project, situated on a 1083 sq. meter plot in the Kolshet Road locality, boasts a sanctioned built-up area of 15999 sq. meters. The approved plan includes one building with 26 sanctioned floors, along with basement, plinth, podium, and stilt levels. The project is further distinguished by its impressive number of closed parking spaces, totaling 567.
However, the project’s allure is marred by several red flags. Notably, the project has been embroiled in legal disputes, a fact disclosed by the Maharashtra Real Estate Regulatory Authority (MahaRERA). The project’s initial proposed completion date of September 2021 was significantly pushed back to December 2025, raising concerns about the developer’s ability to deliver on its promises.
Furthermore, while the sanctioned FSI (Floor Space Index) allows for 16199 sq. meters of built-up area, the project has also proposed an additional 200 sq. meters of built-up area, which has yet to be approved. The discrepancies in proposed and sanctioned FSI warrant scrutiny and raise questions about the project’s final scope and potential impact on amenities and overall development.
Potential investors and homebuyers are advised to conduct thorough due diligence before investing in Immensa C. This includes understanding the nature and impact of the ongoing litigation, carefully reviewing the revised completion date, and evaluating the implications of the discrepancy between proposed and sanctioned FSI.
While the project offers attractive features like ample parking and a prime location, the unresolved legal issues and significant delays present substantial risks. Prospective buyers should proceed with caution and prioritize informed decision-making based on comprehensive research and expert advice.
